Signs you need this service

  • Furnace is 15+ years old
  • Rising repair frequency
  • Uneven heat between rooms

80% or 96% AFUE: choosing a furnace efficiency

AFUE measures how much of a furnace's fuel becomes usable heat. An 80% furnace vents hot exhaust through a flue or chimney and costs less upfront. A 96%-plus condensing furnace extracts more heat, vents through PVC pipe, and produces condensate that must drain properly, so it costs more to install but less to run. Which is better depends on how much you heat, how long you will stay in the home, and what venting your house already has.

Single-stage, two-stage, and modulating furnaces

Single-stage furnaces run at full output whenever they heat. Two-stage models run on a lower stage most of the time, and modulating furnaces adjust their output in small steps. The more variable options deliver more even temperatures and quieter operation at a higher price. We show you the practical difference for your home so you can decide whether it is worth it.

Sizing, venting, and airflow

Bigger is not better. An oversized furnace short-cycles, which wastes fuel and creates uneven heat. We size replacements to your home's actual load, install code-compliant venting and condensate drainage, and verify static pressure and airflow after installation so the new furnace is not strangled by old ductwork.

We also test combustion and carbon monoxide levels on gas heat, so you know the new furnace is operating safely.

Questions

Furnace replacement: common questions

How long does a furnace last?

Most gas furnaces last about 15 to 20 years with proper maintenance. Age, repair history, and efficiency all factor into whether to repair or replace.

What size furnace does my home need?

Size should be based on a load calculation of your home, not the size of the old furnace. An oversized furnace short-cycles and heats unevenly.

What does a furnace replacement include?

A typical replacement includes the new furnace, code-compliant venting and condensate drainage, gas and electrical connections, thermostat setup, verification of airflow and static pressure, and combustion safety testing.

Should I replace my furnace and air conditioner together?

If both are near the end of their life, replacing them together can make sense, since the furnace and the indoor coil work as a system. We check both and tell you honestly whether it is worth doing at once.
